In early March 2026, xAI, the AI company behind the Grok chatbot, advanced its presence through significant permit filings at its Colossus 2 supercomputer campus.[1] An affiliate, MZX Tech, filed a commercial construction permit on March 6 for a four-story, 312,000-square-foot building at 5414 Tulane Road in Whitehaven, with an estimated value exceeding $659 million.[2] This project on a 79-acre adjacent parcel supports xAI's growing data center operations.

Shortly after, xAI filed a $14.88 million commercial alteration permit for an office buildout at the Macrohard site within the same campus.[1] These filings, totaling approximately $674 million, underscore xAI's commitment to expanding its AI infrastructure in the region. These permits represent major commercial investments processed through the Memphis and Shelby County Division of Planning and Development.
