Construction on Phase 2 of the Arroyo Oeste subdivision commenced in early March, adding 20 affordable homes to the southwest side of Santa Fe. Developed by the nonprofit Santa Fe Community Housing Trust with builder Rob Gibbs of Arete Homes, the project received crucial support including a $675,000 award from the city's Affordable Housing Trust Fund.[1]

"It would have been impossible for his group to move forward on the all-affordable housing project without a $675,000 award from the city of Santa Fe’s Affordable Housing Trust Fund," stated Roman “Tiger” Abeyta, CEO of the Santa Fe Community Housing Trust.[1]

Esencia Subdivision Funding Approved

Santa Fe County recently approved a Public Improvement District to finance infrastructure for the Esencia subdivision, a 277-acre master-planned community by Price Land Development Group. The project encompasses 710 dwelling units, including 200 multifamily units, with 15% reserved for affordable housing, alongside 140 acres of open space, trails, and parks. Phase 1 construction began in early 2025, with initial home move-ins anticipated mid-2026.[2][3]

Ongoing Developments and Approvals

Santa Fe Land Development Partners secured county approval for a related Public Improvement District in February, supporting large-scale residential growth west of Rancho Viejo.[4] Meanwhile, the city's residential pipeline tracks substantial activity, with over 4,000 dwelling units approved and thousands more under construction or review.[5]

These projects underscore a focus on multifamily and single-family housing amid updates to the city's Land Development Code. Investors monitoring opportunities exceeding $100,000 in scale should review the residential pipeline and master-planned communities like Esencia, while professional contractors may prepare for infrastructure, trail systems, and affordable unit construction demands in the coming decade.
